The Franklin Hotel is an exclusive property where every guest reservation is both important and special to us. If you require assistance during your stay you can reach us throughout the day by dialing 0 on your room phone or at the designated Cellphone number provided upon check in. Please read through the below policies so your stay can be more enjoyable and understand what we offer.

To guarantee a reservation at the Franklin Hotel, a valid credit card information must be forwarded to the hotel's email at the time of reservation or by calling the hotel. If a credit card is not available your reservation will only be held for 48 hours.

Upon check-in we required to hold your total stay plus damage deposit from the credit card provided when booking. Reservation hold plus damage deposit will appear on your credit card bill as "The Franklin Hotel" If your travel plans change and you must cancel your reservation, our cancellation policy is as follows: 

All cancellations must be done by email or phone.
- 24-hour cancellation Nov 1 - May 31
- 144 hours cancellation Jun 1 - Oct 31
- if booked through Expedia you cannot cancel through us. Your reservation has to be cancelled through Expedia.

In the unlikely event you must cancel within less than our cancellation notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation.

ALL CANCELLATIONS MUST BE MADE BY EMAIL OR PHONE.

Rates/policies are subject to change and vary during high impact periods and special requests. A 30-day cancellation notice is required on whole house bookings and for some holidays and special events. Rates do not include tax.

Check in/out time

Check-in: 3:00 PM

Check-out: 11:00 AM.

If you require either an early check in or late check out please let us know in advance so our staff can be informed and are able to leave request notes on your reservation. 

Late Check In
Please keep in mind we do not have a 24H reception desk, therefore for late check in please contact us in advance regarding your arrival time, then we will send a SMS or E-mail with our 4-digit code in it. That code is for our front door. Please take note of this code as you will need it to enter the building.

Absolutely No Smoking inside the rooms. There is a fee of $250 for smoking in the room. We offer a patio on the third floor where you can smoke.

We are NOT a scent free environment due to onsite restaurant and bar, therefore, we cannot monitor customer usage of perfumes and other scents.

There is no elevator or lift. There are 3 flights of stairs to the hotel rooms.

No Pets. There is a fee of $250 for having pets in the room.

Any damages to room or property will be charged to the credit card on file.

It is our guarantee to offer you the best service possible. We cannot guarantee a specific room but will make every effort to accommodate all requests.

We are located centrally downtown surrounded by many restaurants, bars, coffee shops and shops. We are not on a residential street therefore the city has installed parking meters on our street. The meters are free to park overnight and weekends. Monday to Friday from 8:00am-6:00pm it costs $2/hour to park on a meter. After 6:00pm until 8:00am it is free. Fridays at 6:00pm until 8:00am Monday is free.

**Be aware The City of St. John's have implemented a Winter Parking Ban when heavy snow is forecast or subject to a length of period during the winter, therefore overnight parking on Water Street will not be an option***

 

Please contact the hotel or the person in charge during your stay regarding parking over the winter. All guests are responsible for own parking fees and tickets***

There is no breakfast offered, however there is coffee makers with coffee/tea supplies in each room.

We are a downtown Hotel; therefore, please expect normal downtown City noises, EXAMPLE: Music, people walking and talking, smoking, street/building construction, traffic, local pubs, noise from other businesses etc.
